Remodels

All remodels must be scheduled thru the property manager. There will be no remodels between November 1 and May 1 without board approval with the exception of damage caused by a hurricane. Sub flooring must be viewed and approved by the property manager to ensure compliance with sub flooring specifications. All remodels will require the contractor to provide (at the owner’s expense) a dumpster in a location designated by the property manager.

Recycling

Any and all plastic bags must go in the dumpster NOT in the recycling bins or our contractor will not pick them up. In season from December 1 until May 1 there will be scheduled service for both the recycling bins and dumpster, generally twice a week.

Disposal of Large Items

All large items to include furniture, bedding, appliances etc. must be scheduled thru our contractor by calling Advanced Disposal 239-334-1224 and only put out on the pick-up day.

Pets

Please use the dog stations for your pets and clean up all stools with plastic bags. All pets are required to be on a leash. Do not leave pets unattended pets on lanais. Repeated violations of excessive noise (barking) will result in the pet being removed from the premises.

Pool/Pool House

This is a nonsmoking area with no exceptions. No radio’s, boom box, or anything that creates loud noise. No running, jumping, diving, or ball playing in or around the pool. This is a common area so please pick up after yourself and be considerate of your fellow residents.

Parking Lot

No car covers are permitted. No commercial vehicles, campers, trailers, motor homes or buses can be parked in the Wild Pines parking lot overnight.

Air Conditioning

All residents are required by April 1 of each year to have their AC systems serviced going into the summer months and to provide documentation to the property manager. Drain lines must be flushed and cleaned so as to prevent algae buildup which will shut the unit down. If certification is not provided by May 1 every spring the Association has the right to have the work done with the cost to be charged back to and paid by the home owner.

Condo Access

All home owners are required to provide the property management manager a key to the condo or the name of a home watch person who can provide access.

Barbecue Grills

Please be considerate and clean up grills after use to include putting the cover back on when the grill cools down. Be sure to turn the grill off and shut off the tank valve. Notify the property manager of empty tanks.

Clubhouse and Bathrooms

The clubhouse is a common area for use by Wild Pines A-D and E building. Please be
considerate of others and clean up after use. Do not leave any food or beverage in the refrigerator or pool toys in the clubhouse.

Bicycles

All bikes are to be registered with the property manager who will provide numbered stickers to go on bikes. Any and all bikes that are not maintained or do not have a sticker will be removed when the property manager does his fall inspection. All bikes are to be kept under the back stairwells or on the bike racks in the parking lot.

Lanais/Front Doors/Windows

Are the responsibility of the home owner. Lanais have been designated as non-smoking areas so please be considerate of your neighbor.

Leasing

The minimum lease period is seven days. All lease agreements need to have a “Hold Harmless Clause” that holds the Wild Pines Condominium Association harmless and to release it from any liability for any disaster, force of nature, accident, injury, death or for any unforeseen event. All lease agreements whether initiated by the owner or a rental company must incorporate and include these rules and regulations. All rental units will post in the condo the rules and regulations. Any lease for more then three months must be approved by the Board of Directors after a lease application and check for fifty dollars has been submitted. Lease submission must be at least fourteen days prior to the commencement date of the lease.

If you sell or lease your Wild Pines Condo, you must complete and file the form below with Gulf Breeze Property Management. A copy must also be provided to Bonita Bay (BBCA) per its by-laws. ​Failure to record your lease with BBCA will result in a denial of access to amenities including the beach club and shuttle buses.

Home Owners

Every unit owner and occupant shall comply with these Rules and Regulations as set forth herein, and any and all Rules and Regulations which from time to time may be adopted, and the provisions of the Declaration of Condominium, By-laws, and Articles of Incorporation (all as amended from time to time) to the extent applicable. Failure of a unit owner, lessee or guest to comply shall be grounds for legal action which may include, without limitation, an action to recover sums due for damages, an action for injunctive relief. In addition to all other remedies, in the sole discretion of the Board of Directors of the Association, a fine may be imposed on an owner for failure of an owner, his family, lessees, guests or employees, to comply with any covenant, restriction, rule or regulation herein or in the Declaration of Condominium, Articles of Incorporation, or By-Laws in such amount that may be permitted by the Association’s By-Laws and by the Florida Condominium Act, which currently is $100.00 per violation: provided, however, a fine may be levied on the basis of each day of continuing violation.

Suggested Yearly Maintenance

  • Water heaters need to be replaced approximately every 10 years. Leaks are destructive. Some water heaters come with leak detection.
  • Air conditioners need to be inspected and serviced once per year at the owner’s expense and the service documentation turned into Gulf Breeze Management. The AC drain lines need to be cleaned out every 6 months. We have common drains so if you don’t clean yours, someone else may experience water in their unit. Clogged lines may cause the air conditioner to stop and leak into your unit and those below. Service contracts are available.
  • Dryer vents vent to the roof and are cleaned bi-annually by the association. If your dryer isn’t working properly, you may need to have it cleaned in between.
  • When you or a renter leave the condo for more than 4 days, turn off the main water valve in your unit.
  • Hire a professional plumber to inspect water supply pipes to your unit for corrosion or damage. Aged pipes can corrode leading to flooding.

Communication Best Practices

  • Provide contact information including email, phone number and access to each condo to Gulf Breeze – either a key or a code.
  • An invitation to AppFolio was sent to all owners with an email on file from Gulf Breeze. This is a good way to communicate with Gulf Breeze and will provide information as well. You can also call Gulf Breeze. NOTE: Only owners have access to their Portal and AppFolio.
  • Use the Wild Pines Website for information and contact numbers.
  • Keep a file with all owner’s manuals/receipts for reference to pass on to future owners.

Wild Pines Services and Suggested Care

  • Grills are available near the pool and between the parking lot of buildings 3 & 4. Please turn off the gas when finished.
  • Bike racks are available in each building and the bikes should be hung up in the designated area in each building. There are external bike racks in the parking lot.
  • Tennis courts are for Wild Pines owners, their guests, or renters. Pickleball, skateboarding and other sports are not permitted. Pickleball can be played at the Riverwalk Park Courts. There is a bulletin board with available play time schedules.
  • The pool, hot tub and pavilion are for Wild Pines owners, their guests, or renters. NO glass is allowed in the pool area. All food needs to be eaten in the pavilion. All food trash should be taken home and NOT placed in the garbage to eliminate rodents.
