BBCA Special Meeting

The Board met to approve a Special Assessment in the amount of $500 per unit for the rebuild of the Private Beach facility due to damages caused by Hurricane Ian. Statements are forthcoming and payment is due by June 30, 2025.

Key Strategies & 2024 Priorities – Larry Kellam

General Manager Report – Alp Ozsoy

The GM report focused on the Bonita Bay Private Beach rebuild and included updates on digital beach passes, the shuttle tracking app, events and food service, parking, the live beach cam, and construction progress to date.

2024 Financials – Ron Breen

  • Funds on the operations side at year-end were $18.8 million, compared to $18.3 million a year ago.
  • Reserve funds held: $5.5 million vs. $6.4 million a year ago.
  • Overall, the financial state of affairs for BBCA is strong.

Resiliency & 2040 Vision – Judy DeLuca-Ford

  • Top resiliency priorities: power infrastructure, long-term water availability, flood mitigation systems.
  • 2040 Vision includes branding, future-ready planning, next-gen appeal, and leveraging “One Bonita Bay.”

Parks – Dennis Gilkey

  • Estero Bay Park plans include added parking, invasive plant clearing, native planting, and interpretive signage.
  • Riverwalk Park pickleball courts will be redesigned to withstand submersion, improve drainage, and expand to 8 courts.

Living with Nature – Sandy Hollenhorst

Sandy provided updates on 2025 lakes and wetlands plans, including:

  • Stormwater system improvements
  • Salt water tolerant littoral plantings
  • Swale restoration prioritization
  • Wetland/natural area restorations in the South and North Sloughs

Member Voting Results

  • By a margin of 34.5%, members approved the Waiver of Fidelity Bond. BBCA will continue to insure or bond $5 million in assets.
  • Two Directors were elected to serve 3-year terms: Mel Bennett and Ron Breen.
