Beach News

The Private Beach facility is now under roof! Interior rough plumbing has started, and the parking lot has been fine graded and will be asphalted on March 4. The beach renourishment project has added about 40 feet of beach – allowing for an additional four rows of chairs. Wow! It is all coming together beautifully for the Certificate of Occupancy in late May or early June.

Safety: Speeding & Stop Signs

January saw way too many residents in a hurry! Speeding tickets and warnings issued by the Lee County Sheriff equaled 25% of last year’s total and stop sign violations were worse – with warnings and tickets equaling 42% of last year’s total and 77% of last year’s tickets. Please SLOW down and complete a FULL STOP.

Storm Water Management System

BBCA is currently inspecting the storm water management system. Most would know this as the drains you see along our streets. Contractors will remove sediment that is beyond 25% and sewer viewer technology will inspect and clean sewers beneath roadways as needed.
Please do NOT place dog waste or “poop bags” in these storm water drains. The drains move stormwater and must be kept clear of debris. 

BBCA Board Report

Hotwire Contract Amendment

The Hotwire Amendment to our contract was ratified. On or before June 1, internet speeds will be increased to 500/500 Mbps upload and download. Within the next twelve months, at each owner’s request, new technology will be installed to allow cloud-based DVR recording, a further internet speed increase to 1000/1000 Mbps and the capability to expand to 10,000/10,000 Mbps over time. Thanks to the excellent work of the residents on the Hotwire Task Force, all of this will be done for essentially the same price owners paid in 2025, through each year to 2034.

Beach Costs & Assessment News

Construction costs of the beach facility remain on target per the contract, thanks to value engineering from our contractor, Robert D’Angelo Jr. Construction Co. However, BBCA does have additional costs, for example, from change orders of $574K to date (two large components: additional insurance ($148K) and Hurricane Helene and Milton sand removal ($156K). 
While the Board had hoped to approve a final Beach Special Assessment of about $250/Unit, it now appears that the Beach Special Assessment will be $500/Unit. We are working hard to cover any additional costs beyond this Special Assessment with savings in other areas. The Board will meet on March 20 to approve the $500 Special Assessment.
