General Manager Alp Ozsoy Report
Beach News
The Beach building underground utilities (main water line, sewer lines, site drainage, roof top drainage, fire lines and fire hydrant) were tested and completed this week. Concrete tie beams will be completed through the holidays. Fill dirt will be added for the parking areas and new entry and exit.
Estero Bay Park
The Estero Bay Park boardwalk has been rebuilt and opened for resident use once again.
The Butterfly Garden repairs and replanting is complete. Now we seek the plantings growth cycle and the butterflies to return.
Pickleball
We are working with five different contractors on a best solution to rebuild the pickleball courts. Once the contractor and solution are selected, the next step is engineering plans with design and drainage solutions.
BBCA Board Report
Candidate Forum Policy
The Board adopted a policy to allow the creation of a Resident Club to host up to two candidate forums per election cycle (city, county, state) which meet certain requirements. The Board sees its role as helping owners to understand possible legislation issues that impact Bonita Bay, but not directly hosting a candidate forum.
2025 BBCA Objectives
The Board approved its 2025 strategies, objectives, and key work and has asked the General Manager to help identify improved measurements. These objectives will shortly be posted to the website.
Design Review Guidelines
The Design Review Committee is in process of updating the community guidelines. A draft was shared for Board comments and a future version of the Design Review Guidelines will be discussed and approved in a future meeting.
Interest Income – Taxable Liability
BBCA’s new auditor has identified that we have a tax liability on interest income, a different interpretation than that of our previous auditor. After much investigation, BBCA indeed has a 2023 tax liability of approximately $230K. In future years we will need to make quarterly installments.
