START DATE: Monday, June 2, 2025
CONTRACT SCHEDULE: 12 weeks (with weather/holiday exceptions)
June 2 — August 30
Anticipated completion: September 19
WORKING SCHEDULE: 6 days a week; 8am to 5pm

PLAN FOR BUILDING “D”:

  1. Starting Tuesday May 27, delivering of materials to begin; laydown area in parking lot
  2. Parking spaces near Building “D” to be taped off for no parking
  3. June 2: all lanais to be locked out; doors secured so NO entry to lanais during the project for safety
  4. All lanai screens and railings to be removed in first week; all 21 lanais on all floors for the entire project
  5. Sliding doors to be covered with blue tinted safety plastic and plywood on lower 4 feet of all sliders
  6. First floor lanais MAY have tile/flooring removed IF the inspections find concrete issues
  7. New metal railings /new screens to be installed on ALL lanais; more uprights
  8. Waterproofing applied to concrete; critical for future; care instructions TBD
  9. Anticipate completion no later than September 19

OPEN QUESTIONS FOR THE BOARD:

  1. The new metal railings WILL HAVE more uprights than our existing ones
  2. This is a UNIT PRICE contract with estimated quantities; final pricing will depend on concrete issues are found; price may be lower or higher
  3. Develop / Implement Communication Plan to all Owners on Constructions
    • Website/ Facebook/ Appfolio/ Mailers/ Signs in buildings
    • Make sure all Owners understand the noise that will be present
  4. Decision Needed: Do we upgrade the screens
  5. Decision Needed: COLOR or waterproofing material on the concrete
  6. Decision Needed: Do we ban any future floor coverings on lanais (as the Engineering company and Contractor recommend)
